ADU & Garage Conversion Drywall

Vista approved 200+ ADU permits in 2024. Garage-to-ADU conversions require an upgraded separation-wall assembly, correct fastener spacing, and a cover inspection before close-up. We know what the building department looks for.

Vista’s housing stock is dominated by 1985–2005 construction — orange peel is the default wall texture, skip trowel appears in custom areas near Shadowridge Golf Club. Inland temperature swings cause more drywall joint movement here than at the coast; we address the substrate cause before patching the symptom.

ADUs are the second big work category. The City approved 200+ permits in 2024, most of them garage conversions or detached back-house units. Garage-to-ADU work means a separation-wall upgrade under CRC R302.3 (2025), fastener spacing per GA-216, and a cover inspection before close-up. We file the permit and walk the inspection.

I am converting my Vista garage into a permitted ADU. What changes about the drywall scope?

Once the garage becomes habitable, the existing garage wall stops being a garage wall and starts being a dwelling-unit separation wall. Under CRC R302.3 (2025), that wall needs to be upgraded to a listed 1-hour rated assembly — typically 5/8" Type X on the rated face, sealed penetrations per CRC R302.11, and a cover inspection before insulation goes in.

We have a 1995 Vista tract home with orange peel texture. Can you match the patch so it disappears?

Yes. Most 1985–2005 Vista tract builders used a specific spray-on orange peel pattern. We sample-spray a test panel against your existing wall, adjust nozzle and dilution until the rhythm matches, then apply. Per GA-216, the patch is not finished until it disappears under daylight from three angles.

Our Vista kitchen ceiling cracked along the same line again after we patched it. Why does it keep coming back?

Recurring crack along the same line means the substrate is moving, not failing. Inland temperature swings and truss uplift are the usual causes — the drywall is the symptom, not the source. We mesh-tape the joint with a flexible compound system, but the real fix sometimes involves controlling the framing movement. We tell you what we see.

We just had a repipe done through our Vista walls. How many patches should we expect?

A whole-house repipe in a typical 1,800–2,400 sq ft Vista tract home leaves 20–45 access cuts depending on fixture layout and original framing. Per GA-216, each patch has to be backed and feathered properly so it does not telegraph through paint over time. We document and texture-match each cut.

Does my Vista ADU need a permit if I am owner-builder?

Yes. ADUs always require a building permit, regardless of who builds them. The City of Vista has an Accessory Dwelling Unit program with specific submittal requirements; we coordinate the drywall side with the permit and the inspector. We do not work on unpermitted ADU drywall.

Our Vista garage drywall failed inspection because the ceiling was 1/2" under living space. What needs to change?

If living space sits over the garage, CRC R302.6 requires 5/8" Type X on the garage ceiling assembly for the fire separation. Standard 1/2" board does not maintain the rating. We strip the failed ceiling, install 5/8" Type X with proper fastener spacing, and schedule the re-inspection.
