Yes — Escondido runs its own Building Division (City of San Diego IB 203 does not apply). For ADU separation wall scope, CRC R302.3 (2025) requires a listed 1-hour rated assembly between the new ADU and the existing house. We file the drywall portion with the City and coordinate the cover inspection.
Can you match texture on a 1985 Escondido tract home patch?+
Yes. Most 1980s–90s Escondido tract builders used a specific spray-on orange peel pattern. Per GA-216, we test-spray a sample panel against your existing wall, adjust nozzle and dilution until the rhythm matches, then apply. The patch is not finished until it disappears under daylight from three angles.
Could the popcorn ceiling in our 1975 Old Escondido bungalow contain asbestos?+
Pre-1980 Escondido ceiling texture and joint compound has a high probability of containing asbestos. Cal/OSHA Title 8 §1529 requires assessment before disturbance. We do not scrape, sand, or demo a suspect ceiling without a current asbestos test.
