What is Level-5 finish and why does it cost more?

Do you work directly with our interior designer or architect?
Yes. We read drawings and execute the spec. We don't freestyle on a custom interior. Coordination notes go to the GC daily, and we'll attend a finish-level walkthrough before tape starts if that's part of the spec.
Our mid-century home has plaster, not drywall. Do you still work on it?
Yes. Plaster repair is its own craft — different substrate, different compound, different patching technique. We test the wall first to confirm what we're dealing with (true plaster, plaster veneer over masonry, or drywall over old furring), then choose the right approach.
Will marine layer moisture affect a fresh skim coat?
Only if the compound cures in active humidity. Joint compound and skim coats dry slower than spec when the marine layer lingers — sometimes by a full day. We stage drying time around the weather and run a dehumidifier when needed. Skipping that step is what causes the soft spots and pinholes you see in coastal homes a year after the work was done.
Could my older La Jolla home have asbestos in the walls or ceilings?
Possibly. California presumes pre-1980 buildings may contain asbestos in joint compound, popcorn texture, and some plasters until testing proves otherwise. La Jolla has a lot of mid-century stock where this is a real consideration. We don't disturb suspect material without testing first, and we coordinate with a licensed abatement contractor when test results require it.
What should I use behind shower tile in a coastal-home bathroom?
Not standard drywall and not greenboard. For showers and wet walls, the right backer is cement board, fiber-cement, or a glass-mat panel like DensShield. Greenboard is moisture-resistant gypsum — it was once considered acceptable behind tile but no longer is under current code. Read the full guide.
