Pacific Beach drywall lives in a marine environment that punishes shortcut work. Moisture-resistant board belongs in every wet area, not just the shower wall. Salt-laden air degrades standard joint compound faster than you would expect — we use ASTM D3273-rated formulations for coastal exposure and we tape with materials that will not pull away in two years.

PB has a high rental ratio, which means a lot of repipe and electrical-upgrade scopes. Each one leaves dozens of drywall access cuts that need to be backed, feathered, and texture-matched correctly — not just “mudded in” for the next tenant. We document the work for owner/operator records and HOA boards.

Common questions

Answers for Pacific Beach homeowners.

Why does the bathroom ceiling drywall in our PB rental keep failing every couple of years?

Three common causes: greenboard used as a shower-wall backer (no longer code under CRC R702.4 / TB 12-1 — should be cement or glass-mat backer), insufficient bath fan exhaust, or standard joint compound in a humidity-saturated room. We replace with moisture-resistant board (ASTM D3273), correct the venting if needed, and finish with coastal-rated compound.

Can you patch the drywall in our Pacific Beach rental between tenants without it looking obviously patched?

Yes. Per GA-216, each patch has to be back-blocked, taped with mesh and feathered 8–12 inches per side, primed with a sealer that matches the existing wall’s porosity, then textured to match. Patches that telegraph are usually feathered too narrow or skipped the sealer.

Our PB beach cottage had a plumber open the wall for a copper repipe. How many patches should we expect?

A whole-house repipe in a typical 1,200–1,800 sq ft PB cottage leaves 18–35 access cuts depending on layout. Per GA-216, each cut gets back-blocked, taped, feathered, textured, and primed. We document and texture-match every one.

What backer board belongs behind shower tile in our PB bathroom remodel?

Not greenboard. CRC R702.4 and City of San Diego TB 12-1 both call for cement board, fiber-cement, or glass-mat-faced tile backer. Greenboard fails inspection if used as a shower-wall backer. We spec the correct backer for every PB bath remodel.

Can you match old orange peel texture in a 1970s PB cottage?

Yes. 1970s PB cottages typically have a hand-knocked or sprayed orange peel rhythm specific to that era. We test-spray a sample panel against your existing wall, adjust nozzle and dilution until the rhythm matches, then apply. Per GA-216, the patch is not done until it disappears under daylight from three angles.

Could the popcorn ceiling in our 1965 PB home contain asbestos?

Pre-1980 PB ceiling texture and joint compound has a high probability of containing asbestos. Cal/OSHA Title 8 §1529 requires assessment before disturbing suspect material. We do not scrape, sand, or demo a suspect ceiling without a current test.
