Ocean Beach homes built before 1970 often have original plaster or early drywall with hand-applied textures you will not find in any modern supply catalog. We restore, not replace, when the original can be saved.

The vast majority of OB housing stock is 1940s–1965 — plaster walls are common, and early drywall (pre-1970) was often installed over plaster or wood lath. Restoration is the default approach here: if the original substrate is structurally sound, we patch and match rather than demo and replace. Hand-applied textures require hand replication; there is no spray pattern that gets it right.
OB sits within City of San Diego — IB 203 applies for in-kind drywall replacement, and the Coastal Overlay adds Coastal Development Permit timing on many additions and significant remodels. Pre-1980 OB homes also fall under Cal/OSHA Title 8 §1529 asbestos awareness for any ceiling texture or popcorn disturbance.

Can you repair the original plaster in our 1948 Ocean Beach cottage without tearing the whole wall out?+
Yes — restoration is the right approach when the substrate is structurally sound. Original OB plaster runs 3/4" to 1" thick over wood lath. We build the substrate back to the original plane with rock lath + base coat + skim coat (ASTM C843/C587), then hand-texture to match. Demo is a last resort.
Our OB ceiling has the original hand-applied skip-trowel texture from the 1950s. Can you match it on a repair?+
Yes. Hand-applied skip-trowel from that era has a specific trowel-width and timing rhythm; no spray gun reproduces it. We hand-trowel test patches against the original surface, adjust until the rhythm matches under daylight from three angles, then commit to the repair.
What backer goes behind shower tile in our OB bathroom remodel?+
Not greenboard. CRC R702.4 and City of San Diego TB 12-1 both call for cement board, fiber-cement, or glass-mat-faced tile backer. Greenboard fails inspection if used as a shower-wall backer in any City of SD jurisdiction.
Our OB plumber opened the wall to fix a leak under the kitchen sink. Can he patch it himself or do we need a drywall contractor?+
For a small access cut on a non-rated wall, technically yes — but most plumbers won’t finish it properly. Per GA-216, the patch needs to be back-blocked, taped, feathered out 8–12 inches per side, and texture-matched to the existing wall. The right sequence: plumber fixes the leak, we patch and finish.
Could the popcorn ceiling in our pre-1980 OB cottage contain asbestos?+
Pre-1980 OB popcorn ceilings have a high probability of containing asbestos in the texture and/or joint compound. Cal/OSHA Title 8 §1529 requires assessment before disturbing suspect material. We do not scrape, sand, or demo a suspect ceiling without a current test.
Our OB exterior wall keeps showing brown stains after winter rain. Is this paint failure or something more serious?+
On an OB coastal home it is almost always a moisture-path issue, not a paint issue. Marine-layer infiltration through aged stucco or a failed flashing wets the drywall from behind. We assess the substrate first; if the cavity is wet we coordinate with the stucco or roofing fix before any board goes back.
