Retexturing & smooth-wall conversion in San Marcos.

Popcorn-ceiling removal, orange-peel-to-smooth wall conversion, Level-5 finishes, and retexture work for San Marcos homes.

Most San Marcos remodel calls are about taking textured walls and ceilings smooth — or vice versa. We strip popcorn (after the asbestos test), skim orange peel and knockdown back to flat, and we finish to the level the architect or designer specified. San Marcos homes range from 1980s tract through 2010s master-planned, which means we see every texture profile and every smooth-finish expectation in the same week.

FROM SAN MARCOS HOMEOWNERS

Built on reputation, not advertising.

Most of our work comes from repeat clients and referrals. Here's a small sample of what San Marcos homeowners say after the dust settles.

What every job includes

Consistent work, regardless of job size.

A small patch in a San Marcos guest bathroom and a full-home San Marcos remodel get the same five things — written scope, clean site, matched texture, residential focus, paperwork that adds up. That part doesn't change with the size of the ticket.

01

Clean work area

Plastic-sheeted transitions, foot traffic minimized, vacuum on-site. Drywall dust stays in the room being worked.

02

Scope before work starts

Walk the job, agree on what's in and what's out, in writing. Surprises are the contractor's problem to solve, not yours to absorb.

03

Texture matching

We match what's already on your wall — orange peel, knockdown, splatter, smooth. Hand-troweled where the wall demands it.

04

Residential focus

Single-family homes, condos, ADUs. We don't bid commercial tenant improvement work, so your project gets full attention.

05

Owner-builder & landlord

Comfortable working with owner-builders, property managers, and landlords. We invoice clean and document the work.

What we handle

Drywall services for San Marcos homes and properties.

Five standard service lines we run weekly across San Diego County, plus one scope we see disproportionately often in San Marcos.

Texture-to-Smooth Wall Conversion

Taking orange peel or knockdown walls to flat smooth (Level 4 or Level 5) is one of our most-requested San Marcos scopes. Strip, skim, sand, prime — in the right sequence so the finish reads flat under raking light.

Local context

Retexturing & smooth-wall specialty.

San Marcos housing splits between older 1980s–90s tract construction (orange peel and knockdown defaults) and 2000s–2010s master-planned communities (Rancho Santalina, San Elijo Hills) where smooth-wall and Level-5 finishes are increasingly the spec. The City of San Marcos runs its own Building Code Compliance Division and offers the PRADU (Pre-Approved ADU) program with vetted plan sets that streamline the permit cycle.

Smooth-wall conversion is a multi-step process: strip existing texture (with asbestos testing for pre-1980 surfaces), skim coat back to a Level-4 surface, then optionally Level-5 skim coat over the entire surface per Gypsum Association GA-214 for critical-lighting rooms. We test on a panel before committing the full room, and we use coastal-rated joint compound on west-facing exterior walls that catch afternoon humidity.

How it works

A clear process from first contact to finished wall.

Four steps. No timing promises we can't keep, no surprise line items, no salesy language. The work that needs to happen, in the order it happens.

01

Text or call with the basics

A photo, a sentence about what happened, the room it's in. That's enough to scope most jobs and quote the next step.

02

We review the scope

We walk the job in person for anything beyond a small patch. Free, no obligation, and we explain what we see.

03

You get a clear price

Written estimate covering labor, materials, and scope. No padded line items, no language designed to confuse.

04

We complete the work and clean up

Crew arrives on schedule, completes the work to the scope agreed, vacuums the site, and walks you through the finished room.

Common questions

Answers for San Marcos homeowners.

Can you convert the orange peel walls in our San Marcos great room to flat smooth without it costing as much as a remodel?

Yes — smooth-wall conversion is our most common San Marcos job. Sequence: pole-sand the existing orange peel back, skim with joint compound (2–3 passes), pole-sand between coats, prime-sealer. About 3 working days per room for Level 4, 4–5 days per room for Level 5 (full skim coat over entire wall) per GA-214. Far cheaper than a structural remodel.

Will the smooth finish actually hide our textured walls, or will I still see the orange peel ghost through new paint?

If skimmed properly it will not show through. Per Gypsum Association GA-216, the conversion has to fully fill the texture profile (orange peel high spots get covered, knockdown ridges get filled), then a primer-sealer that matches the porosity of the existing wall locks the surface. A test panel is part of the quote — we apply skim to a small area, prime, and check under raking light before committing the full room.

What is the difference between Level 4 and Level 5 drywall finish, and which do we need in our San Marcos master bedroom?

Per Gypsum Association GA-214, Level 4 is taped seams and joint compound at the screws only — standard for most rooms. Level 5 is a full skim coat over the entire wall surface, required for critical-lighting rooms with side-lit windows or flat paint where joint photographing would show. For a master bedroom without dramatic side lighting, Level 4 is usually enough; for great rooms or two-story foyers, Level 5 is the right call.

We are doing a PRADU in our San Marcos backyard. Does the pre-approved plan affect the drywall scope or separation wall?

The PRADU (Pre-Approved ADU) program gives you a vetted plan set with the drywall spec already approved. The separation wall under CRC R302.3 (2025) is typically accounted for in the plan — usually 5/8" Type X on the rated face with sealed penetrations per CRC R302.11 (see our [ADU separation walls](https://www.sdrywallpro.com/adu-separation-walls-san-diego/) guide). We coordinate the cover inspection with City of San Marcos Building Code Compliance.

Can the smooth-wall conversion improve sound between our two San Marcos bedrooms?

Slightly — a fully skimmed wall has marginally better mass than a textured wall. But for real sound improvement, the wall assembly itself needs a sound-control upgrade (resilient channel, sound mat, double-stud, or insulation upgrade per our [how to soundproof a room](https://www.sdrywallpro.com/how-to-soundproof-a-room/) guide). Smooth finish + sound assembly together is the right approach for shared bedroom walls.

Does the popcorn ceiling in our 1985 San Marcos tract home need to be tested for asbestos before we strip it for smooth conversion?

Yes — while 1985 is at the edge of the asbestos timeline (most asbestos use ended by 1980 but some manufacturers continued), Cal/OSHA Title 8 §1529 still requires assessment before disturbance on any pre-1985 ceiling material. We do not scrape, sand, or demo a suspect ceiling without a current asbestos test.

Can you match the existing knockdown texture in our San Marcos home on a patch instead of going smooth?

Yes — texture matching is the other direction of the same skill. Per GA-216, we test-spray and hand-knock a sample panel against your existing wall, adjust trowel angle and timing until the rhythm matches, then commit. The patch is not done until it disappears under daylight from three angles.

Not sure how much material your San Marcos project will need? estimate how much drywall you need before we talk — it takes about 30 seconds.
