HOA-ready drywall & warranty-finish work in Bonita.
HOA-documented drywall repair, water-damage work, repipe patching, and remodel-finish services for Bonita’s suburban and gated-community homes.
Bonita is quiet suburban South County — 1970s ranch homes alongside newer suburban tracts and a handful of gated HOA communities. Clients here expect documentation up front (license, insurance, scope) before work begins. We provide it before we are asked. The repair work is mostly water damage, repipe patching, and newer-home warranty issues.

FROM BONITA HOMEOWNERS
Built on reputation, not advertising.
Most of our work comes from repeat clients and referrals. Here's a small sample of what Bonita homeowners say after the dust settles.
EXCELLENT Based on 129 reviews Posted on Google Radhwan AlabsiTrustindex verifies that the original source of the review is Google. Edgar and the team did a fantastic job on our new construction ADU. We needed drywall hung and a smooth, high-quality finish, and they completed just under 1,100 sq ft quickly and professionally. The results exceeded our expectations — it looks even better than we envisioned! Thank you, Edgar and team!Posted on Google N MondragonTrustindex verifies that the original source of the review is Google. Great job! All contractors should be that good!Posted on Google Vicky BernhardTrustindex verifies that the original source of the review is Google. Great Job!! ProfessionalPosted on Google Angel omar Salazar ayalaTrustindex verifies that the original source of the review is Google. Great experience with SGP Drywall. They took our thick plaster walls and refinished them to a smooth finish that completely changed the space. We were living in the home during the work, and they kept everything clean and easy to live around. The job took less than a week, communication was solid, and the house honestly feels bigger and brighter now. Would definitely recommend.Posted on Google Angelo CaveTrustindex verifies that the original source of the review is Google. We hired SGP Drywall to completely refinish our walls and ceilings, changing our heavy knockdown texture to a smooth finish. Edgar was incredibly helpful from start to finish. His patience, clear explanations, and expert recommendations made the entire process seamless. The final quality of the work is exceptional, and we highly recommend SGP to anyone in need of drywall services.Posted on Google Tammy NodlerTrustindex verifies that the original source of the review is Google. Showed up on time, were very clean and did an amazing job fixing my torn out drywall from a repipe and then gave me a new beautiful finish on my walls. Getting a quote was so easy and the quote was very detailed. I would recommend them to my pickiest friends!Posted on Google Gary LaughlinTrustindex verifies that the original source of the review is Google. Professional, fast and cleanPosted on Google Alan GarciaTrustindex verifies that the original source of the review is Google. We had a Home Depot shed installed and started pricing out insulation, drywall, paint, and baseboards with different contractors. It added up fast and felt like a lot to manage. When we called SGP, they just handled everything. They gave us one clear, turnkey price and took care of the whole process, which made it way easier on us. Everything turned out great, but what we appreciated most was no surprises just a smooth, straightforward job from start to finish.
What every job includes
Consistent work, regardless of job size.
A small patch in a Bonita guest bathroom and a full-home Bonita remodel get the same five things — written scope, clean site, matched texture, residential focus, paperwork that adds up. That part doesn't change with the size of the ticket.
Clean work area
Plastic-sheeted transitions, foot traffic minimized, vacuum on-site. Drywall dust stays in the room being worked.
Scope before work starts
Walk the job, agree on what's in and what's out, in writing. Surprises are the contractor's problem to solve, not yours to absorb.
Texture matching
We match what's already on your wall — orange peel, knockdown, splatter, smooth. Hand-troweled where the wall demands it.
Residential focus
Single-family homes, condos, ADUs. We don't bid commercial tenant improvement work, so your project gets full attention.
Owner-builder & landlord
Comfortable working with owner-builders, property managers, and landlords. We invoice clean and document the work.

Bonita HOA communities expect clean work and documentation. Whether it is a warranty repair on newer construction or a water-damage fix in an established home, we leave a job site the HOA would approve of.
Local context
South County suburbs, HOA communities, documented work.
Bonita is unincorporated — County of San Diego DPW+P handles permits. Housing is a mix of older 1970s ranch-style and newer suburban development; gated HOA communities require contractor license and insurance documentation before allowing work to start. We send that documentation to the HOA before the first day on site.
Sweetwater Reservoir proximity creates periodic water-table elevation that can affect lower-elevation properties. Repipe patching after copper-to-PEX conversions is a steady volume here on 1970s–90s stock. CRC R302.6 garage-fire-separation upgrades come up regularly on HOA-property garage conversions.
Have a North County coastal project too? We also handle beach-cottage repair and moisture-resistant drywall in Cardiff-by-the-Sea — and nearby Chula Vista, Spring Valley, and San Ysidro.
How it works
A clear process from first contact to finished wall.
Four steps. No timing promises we can't keep, no surprise line items, no salesy language. The work that needs to happen, in the order it happens.
Text or call with the basics
A photo, a sentence about what happened, the room it's in. That's enough to scope most jobs and quote the next step.
We review the scope
We walk the job in person for anything beyond a small patch. Free, no obligation, and we explain what we see.
You get a clear price
Written estimate covering labor, materials, and scope. No padded line items, no language designed to confuse.
We complete the work and clean up
Crew arrives on schedule, completes the work to the scope agreed, vacuums the site, and walks you through the finished room.
Why we know this market
The drywall standards that apply to Bonita homes.
Code references and local regulatory context that affect the scope of Bonita drywall work. Not legal advice — but it shapes how we quote.

Answers for Bonita homeowners.
Our Bonita HOA requires contractor documentation before any work. What do you send them?+
We send the HOA: a copy of CA Lic. #1073567 (in good standing), general liability and workers’ comp certificates of insurance, W-9, and a written scope of work. We can include adjuster reference info if the work is insurance-coordinated. We send all of it before scheduling so the HOA can clear access ahead of the first day on site — no surprises.
We had a copper-to-PEX repipe in our 1985 Bonita Long Canyon home. How many drywall patches should we expect, and who patches them?+
A whole-house repipe in a typical 1,800–2,500 sq ft Bonita ranch home leaves 22–45 access cuts depending on fixture layout. Per GA-216, each cut has to be back-blocked, taped with mesh and feathered 8–12 inches per side, then texture-matched. The plumber will not finish them right — see our [Can a plumber repair drywall after a leak?](https://www.sdrywallpro.com/can-a-plumber-repair-drywall/) guide for the right sequence. We document and texture-match every one.
Our newer-build Bonita home has cracks at the wall-ceiling joints in the first two years. Is this a builder warranty issue or normal settlement?+
Most newer-home cracks at wall-ceiling joints in the first 1–2 years are normal settlement and the builder may cover them as a one-time touch-up if you are still under warranty. Out of warranty, per GA-216 we use mesh tape with a flexible compound at the joint — the recurring crack is typically substrate movement, not drywall failure.
We are converting our Bonita garage to a permitted ADU. Does the garage wall really need to be upgraded, and what does that involve?+
Yes. Once the garage becomes habitable, CRC R302.6 and R302.3 (2025) require the separation wall between the new ADU and the rest of the house to be a listed 1-hour rated assembly — typically 5/8" Type X on the rated face, sealed penetrations per CRC R302.11, and a cover inspection before close-up. See our [ADU separation walls](https://www.sdrywallpro.com/adu-separation-walls-san-diego/) guide. We file with County DPW+P.
How much drywall has to come out after a slow leak in our Bonita kitchen, and who do we call first?+
Per IICRC S500, drywall typically gets cut 24 inches above the highest visible moisture line, then the cavity dries to 16% moisture content before new board goes back. The leak fix comes first (plumber), restoration company dries the cavity, then we install new board, tape, texture, and prime. See our [Who to call for drywall water damage](https://www.sdrywallpro.com/who-to-call-for-drywall-water-damage/) guide for the right sequencing.
Can you coordinate Bonita repair work directly with our insurance adjuster?+
Yes. For insurance-coordinated water-damage scopes, we provide itemized line-item scopes that match the adjuster’s software (Xactimate format on request), document each repair location with photos, and we invoice direct or through the adjuster, whichever the carrier prefers. We’ve done it both ways enough times to know which carriers are smooth and which need extra documentation.
Could the popcorn ceiling in our 1975 Bonita Verde home contain asbestos, and what does the test cost?+
Pre-1980 Bonita ceiling texture and joint compound has a high probability of containing asbestos. Cal/OSHA Title 8 §1529 requires assessment before disturbance. Local asbestos tests typically run $150–$300 per sample turnaround 2–3 business days. We do not scrape, sand, or demo a suspect ceiling without a current test.
