We send the HOA: a copy of CA Lic. #1073567 (in good standing), general liability and workers’ comp certificates of insurance, W-9, and a written scope of work. We can include adjuster reference info if the work is insurance-coordinated. We send all of it before scheduling so the HOA can clear access ahead of the first day on site — no surprises.

We had a copper-to-PEX repipe in our 1985 Bonita Long Canyon home. How many drywall patches should we expect, and who patches them?

A whole-house repipe in a typical 1,800–2,500 sq ft Bonita ranch home leaves 22–45 access cuts depending on fixture layout. Per GA-216, each cut has to be back-blocked, taped with mesh and feathered 8–12 inches per side, then texture-matched. Our newer-build Bonita home has cracks at the wall-ceiling joints in the first two years. Is this a builder warranty issue or normal settlement?

Most newer-home cracks at wall-ceiling joints in the first 1–2 years are normal settlement and the builder may cover them as a one-time touch-up if you are still under warranty. Out of warranty, per GA-216 we use mesh tape with a flexible compound at the joint — the recurring crack is typically substrate movement, not drywall failure.

We are converting our Bonita garage to a permitted ADU. Does the garage wall really need to be upgraded, and what does that involve?

Yes. Once the garage becomes habitable, CRC R302.6 and R302.3 (2025) require the separation wall between the new ADU and the rest of the house to be a listed 1-hour rated assembly — typically 5/8" Type X on the rated face, sealed penetrations per CRC R302.11, and a cover inspection before close-up. How much drywall has to come out after a slow leak in our Bonita kitchen, and who do we call first?

Per IICRC S500, drywall typically gets cut 24 inches above the highest visible moisture line, then the cavity dries to 16% moisture content before new board goes back. The leak fix comes first (plumber), restoration company dries the cavity, then we install new board, tape, texture, and prime. Can you coordinate Bonita repair work directly with our insurance adjuster?

Yes. For insurance-coordinated water-damage scopes, we provide itemized line-item scopes that match the adjuster’s software (Xactimate format on request), document each repair location with photos, and we invoice direct or through the adjuster, whichever the carrier prefers. We’ve done it both ways enough times to know which carriers are smooth and which need extra documentation.

Could the popcorn ceiling in our 1975 Bonita Verde home contain asbestos, and what does the test cost?

Pre-1980 Bonita ceiling texture and joint compound has a high probability of containing asbestos. Cal/OSHA Title 8 §1529 requires assessment before disturbance. Local asbestos tests typically run $150–$300 per sample turnaround 2–3 business days. We do not scrape, sand, or demo a suspect ceiling without a current test.
