Common questions

Answers for Poway homeowners.

We are remodeling our Poway kitchen and the GC asked when the drywall trade should come in. What is the right sequence?

After framing inspection, after rough plumbing/electrical/HVAC sign-off, and after insulation inspection. Per CRC R109, the cover inspection must clear before drywall closes the wall. If we come in earlier, the inspector may need us to open wall sections back up — we coordinate the schedule to avoid that.

Can you match the original orange peel texture in our 1995 Poway home on a small kitchen patch?

Yes. Most 1985–2005 Poway tract builders used a specific spray-on orange peel pattern by builder. Per Gypsum Association GA-216, we test-spray a sample panel against your existing wall, adjust nozzle and dilution until the rhythm matches, then apply. The patch is not done until it disappears under daylight from three angles.

Our Poway property sits in the eastern fire zone. Does that affect the drywall on our addition?

On interior repair, no. On exterior wall assemblies, additions, and detached accessory structures in the Very High Fire Hazard Severity Zone, yes — the SD County 2026 Consolidated WUI Code drives sheathing, eave, and rated-wall choices. We follow the architect’s spec and document materials for inspection.

Does my Poway addition need a permit even if it is a small bedroom expansion?

Yes — almost all framing changes require permits in Poway. The City of Poway Development Services Department handles permitting (not City of San Diego). We file and coordinate the cover inspection on our side; you or your GC handle the architect’s submittals.

Our Poway bathroom remodel needs new drywall behind the shower. What backer do you spec?

Not greenboard. CRC R702.4 calls for cement board, fiber-cement, or glass-mat-faced tile backer behind shower tile. Greenboard (water-resistant gypsum) was removed from acceptable shower-wall use years ago and gets flagged on inspection.

Our Poway ceiling has cracks at the same corners every fall. Why?

Inland temperature swings (Poway has a bigger summer-winter delta than the coast) cause framing movement, especially truss uplift in 1985–2005 construction. The drywall is the visible symptom of the framing motion. Per GA-216, we use mesh tape with a flexible compound at the recurring stress lines; sometimes the real fix is controlling the framing movement directly.
