ADU, garage conversion & HOA-ready drywall in Chula Vista.
Detached-ADU separation work, garage-to-ADU conversions, master-planned finish matching, and patient repair work for Chula Vista townhomes and single-families.
Chula Vista is high-density and growing fast. A lot of our work is ADU and garage-conversion drywall in Eastlake, Otay Ranch, and Sunbow — where the City’s 6-foot detached-ADU separation rule and standard master-planned finish expectations both apply. South of H Street it shifts to older single-family work with popcorn ceilings and 1960s–70s textures that need careful matching.

Professional, fast and cleanPosted on Alan GarciaTrustindex verifies that the original source of the review is Google. We had a Home Depot shed installed and started pricing out insulation, drywall, paint, and baseboards with different contractors. It added up fast and felt like a lot to manage. When we called SGP, they just handled everything. They gave us one clear, turnkey price and took care of the whole process, which made it way easier on us. Everything turned out great, but what we appreciated most was no surprises just a smooth, straightforward job from start to finish.Posted on Wellington Loh JrTrustindex verifies that the original source of the review is Google. What every job includes
Consistent work, regardless of job size.
A small patch in a Chula Vista guest bathroom and a full-home Chula Vista remodel get the same five things — written scope, clean site, matched texture, residential focus, paperwork that adds up. That part doesn't change with the size of the ticket.
Clean work area
Plastic-sheeted transitions, foot traffic minimized, vacuum on-site. Drywall dust stays in the room being worked.
Scope before work starts
Walk the job, agree on what's in and what's out, in writing. Surprises are the contractor's problem to solve, not yours to absorb.
Texture matching
We match what's already on your wall — orange peel, knockdown, splatter, smooth. Hand-troweled where the wall demands it.
Residential focus
Single-family homes, condos, ADUs. We don't bid commercial tenant improvement work, so your project gets full attention.
Owner-builder & landlord
Comfortable working with owner-builders, property managers, and landlords. We invoice clean and document the work.
What we handle
Drywall services for Chula Vista homes and properties.
Five standard service lines we run weekly across San Diego County, plus one scope we see disproportionately often in Chula Vista.
Drywall Repair & Patching
Holes, cracks, water marks, popped screws, repipe patches. Single-room callouts to whole-house repair tickets.

Chula Vista runs one of the busiest ADU programs in the county. Garage-to-ADU conversions need fire-separation drywall, fastener spacing per spec, and a cover inspection before close-up. We file the permit, we walk the inspection.
Local context
Townhomes, ADUs, and the South Bay’s fastest-growing housing market.
Chula Vista is its own jurisdiction with its own building department. The City requires a 6-foot separation between a detached ADU and the primary residence (CVMC §19.58.022) — that distance shapes exterior assembly and gypsum spec before drywall begins. Most of our Eastlake and Otay Ranch ADU work coordinates around that rule and the HOA quiet-hour calendar.
South of H Street the housing stock shifts to 1960s–70s single-family ranch homes. Pre-1980 popcorn ceilings and original textures here may contain asbestos under Cal/OSHA Title 8 §1529 — we test before disturbing and we do not generalize a citywide rule to a project that hasn’t been confirmed.
If your project sits closer to North County, we also handle estate-grade drywall in Rancho Santa Fe.
How it works
A clear process from first contact to finished wall.
Four steps. No timing promises we can't keep, no surprise line items, no salesy language. The work that needs to happen, in the order it happens.
Text or call with the basics
A photo, a sentence about what happened, the room it's in. That's enough to scope most jobs and quote the next step.
We review the scope
We walk the job in person for anything beyond a small patch. Free, no obligation, and we explain what we see.
You get a clear price
Written estimate covering labor, materials, and scope. No padded line items, no language designed to confuse.
We complete the work and clean up
Crew arrives on schedule, completes the work to the scope agreed, vacuums the site, and walks you through the finished room.
Why we know this market

CRC SECTION R302.6
Dwelling/Garage Fire Separation
Garage-to-ADU conversions in Chula Vista must upgrade the existing garage wall to a 1-hour separation when the garage becomes habitable.
CRC SECTION R302.3 (2025)
Two-Family Dwellings — Wall Separation
Attached-ADU separation wall must be the listed 1-hour rated assembly — not just standard board with sealed seams.
CAL/OSHA TITLE 8 §1529
Asbestos in Construction
South Chula Vista pre-1980 stock may contain asbestos in popcorn and joint compound. We test before scraping.

Answers for Chula Vista homeowners.
How close can my Chula Vista detached ADU be to the existing house?+
Chula Vista Municipal Code §19.58.022 sets a 6-foot minimum separation between a detached ADU and the primary residence. That distance affects the exterior-wall assembly and gypsum spec before drywall starts — we coordinate with the architect to make sure both sides meet the standard.
We are converting our Chula Vista garage to a permitted ADU. Does the garage wall need to be upgraded?+
Yes. The existing garage wall is built to garage standards. Once the garage becomes habitable, CRC R302.6 and R302.3 (2025) require the separation wall between the new ADU and the rest of the house to be the listed 1-hour rated assembly — typically 5/8" Type X on the rated face, sealed penetrations, and a cover inspection before close-up.
Our Eastlake HOA has quiet hours and notification requirements. How do you schedule a drywall job around that?+
We work backward from the HOA window. Cut and demo only in quiet hours, hand-tape on a slower rhythm during off-hours, and stage the loud work (mud sanding) for the daylight window the HOA allows. We send the HOA the work-window plan before we show up.
Could the popcorn ceiling in our older south Chula Vista home contain asbestos?+
Pre-1980 South Chula Vista homes can contain asbestos in textured ceilings and joint compound. Cal/OSHA Title 8 §1529 requires assessment before disturbing suspect material. We do not scrape, sand, or demo a suspect ceiling without a current asbestos test.
We are doing an owner-builder ADU in Otay Ranch. When in the build do we call you?+
Call us after framing inspection, after rough plumbing/electrical/HVAC sign-off, and before insulation. That gives us a clean inspector-verified wall cavity to insulate-and-hang against. If you call us earlier we will tell you exactly what to finish first — we do not want to be the bottleneck.
Our Eastlake townhome has the original developer’s orange peel texture. Can you match it on a patch?+
Yes. Master-planned developers (Eastlake, Otay Ranch, Sunbow) used specific spray-on orange peel patterns by builder. We test-spray a patch panel, adjust nozzle and dilution until the rhythm matches, then apply. Per GA-216, the patch is not done until it disappears under daylight from three angles.
