La Mesa offers a $2,000 ADU permit-fee waiver for qualifying single-family-zoned projects through 2025. Qualification depends on the project type, size, and timing — we coordinate with La Mesa Building & Safety to confirm eligibility before the permit application goes in. We handle the drywall scope; the fee waiver is between you and the City.
Can you match the original plaster texture on my La Mesa Village 1948 craftsman home?+
Yes. Original La Mesa Village craftsman plaster runs 3/4" to 1" thick over wood lath. Per ASTM C843/C587 (gypsum veneer plaster repair), we build the substrate back to the original plane and hand-texture to match. We test patches first; per GA-216, the repair is not done until it disappears under daylight from three angles.
Could the popcorn ceiling in our 1965 Mt. Helix home contain asbestos?+
Pre-1980 ceiling texture and joint compound in La Mesa often contains asbestos. Cal/OSHA Title 8 §1529 requires assessment before disturbance. We do not scrape, sand, or demo a suspect ceiling without a current asbestos test — we coordinate with licensed abatement when the test comes back positive.
Our Mt. Helix home has living space over the garage and the ceiling failed inspection at 1/2". What needs to change?+
If living space sits over the garage, CRC R302.6 requires 5/8" Type X on the garage ceiling assembly for the fire separation. Standard 1/2" board does not maintain the rating. We strip the failed ceiling, install 5/8" Type X with proper fastener spacing per GA-216, and schedule the re-inspection.
Do I need a permit to repair water-damaged drywall in my La Mesa kitchen?+
La Mesa requires permits for most replacement scopes; in-kind cosmetic repair on a small area usually does not require a permit. For larger scopes after a water event, the City’s Building & Safety Division (not City of San Diego) is the permit authority. We file directly with La Mesa.
