If standard board and standard tape are used, yes. Per ASTM D3273, we use mold-resistant board on coastal exterior assemblies, alkali-resistant tape on the perimeter, and we let the finish cure with controlled humidity before paint. The skim coat lasts decades when the right materials go in.
Can you patch the texture on our Del Mar home after a small repair without flashing through the paint?+
Yes. Per GA-216, the patch has to be back-blocked, feathered out 8–12 inches per side, and primed with a sealer that matches the porosity of the existing wall. Flashing happens when paint absorbs differently over patch versus original surface — the sealer step is what prevents it.

Our oceanfront Del Mar home had a slow leak inside an exterior wall. What is the right repair scope?+
Per IICRC S500, the wet drywall comes out (typically 24 inches above the highest moisture line), the cavity dries to 16% moisture content, and any vapor barrier or insulation that was wet gets replaced. We coordinate with the leak fix and restoration company; once the cavity is dry, we install ASTM D3273 mold-resistant board and finish to the existing texture.
