On interior repair, no. On exterior wall assemblies, additions, and detached accessory structures, yes — the SD County 2026 Consolidated WUI Code drives sheathing, eave, and rated-wall choices. Our Jamul custom build has spray-foam insulation in the walls. Does that change the drywall scope?+
Yes. CRC R316.4 requires a 1/2" gypsum thermal barrier on the room side of exposed spray-foam (or an approved alternative). Standard 1/2" drywall typically meets this; we coordinate with the foam contractor on the inspection sequence so neither trade has to redo work.
We had a slow leak inside an exterior wall on our Jamul cabin. How much drywall comes out and who do we call first?+
Per IICRC S500, drywall typically gets cut 24 inches above the highest visible moisture line, then the cavity dries to 16% moisture content before new board goes back. The leak source (plumber, roofer, or flashing repair) fixes the entry point first, restoration company dries the cavity, then we install new board, tape, texture, and prime. Are we required to use fireblocking on our Jamul custom-build interior walls?+
Yes — CRC R302.11 requires fireblocking at concealed penetrations through rated wall and floor-ceiling assemblies, AND at the intersections of horizontal and vertical concealed spaces. Tribal lands fall under separate jurisdiction (Jamul Indian Village land is sovereign). We confirm the property boundary against County GIS records before scoping any permitted work. Can you bring a full crew to a Jamul property far from a paved road, and how does that affect the quote?+
