If mold is present, IICRC S520 protocols apply. The cut goes wider than the visible stain because moisture wicks behind the paint.
Do I need a permit to replace water-damaged drywall in my El Cajon home?+
El Cajon is a separately incorporated city with its own Building Division — not City of San Diego. For in-kind replacement after a water event, a streamlined permit usually applies; for scope changes or rerouting plumbing, a standard building permit. We file with El Cajon directly.
Our El Cajon home had a copper repipe and the walls are full of access cuts. How many patches should we expect?+
A whole-house repipe in a typical 1,800–2,400 sq ft El Cajon tract home leaves 22–45 access cuts depending on fixture layout and original framing. Per Gypsum Association GA-216, each cut has to be back-blocked, taped, feathered 8–12 inches per side, and texture-matched. We document and texture-match every one.
We are converting our El Cajon garage to a permitted ADU. Does the garage wall need to be upgraded?+
Yes. Once the garage becomes habitable, CRC R302.6 and R302.3 (2025) require the separation wall between the new ADU and the rest of the house to be a listed 1-hour rated assembly — typically 5/8" Type X on the rated face, sealed penetrations, and a cover inspection before close-up.
Could the popcorn ceiling in our 1972 El Cajon home contain asbestos?+
Pre-1980 El Cajon ceiling texture and joint compound has a high probability of containing asbestos. Cal/OSHA Title 8 §1529 requires assessment before disturbance. We do not scrape, sand, or demo a suspect ceiling without a current asbestos test.

Recurring cracks at the same joints are a substrate movement issue, not a drywall failure. Inland temperature swings (East County summer-winter delta is bigger than coastal SD) cause framing to expand and contract. Per GA-216, we use mesh tape with flexible compound at recurring stress lines. Permanent fix sometimes involves controlling the framing movement.
