Our Lakeside garage is being converted to a permitted ADU. Does the existing garage wall need to be upgraded?

Yes. Once the garage becomes habitable, CRC R302.6 and R302.3 (2025) require the separation wall between the new ADU and the rest of the house to be a listed 1-hour rated assembly — typically 5/8" Type X on the rated face, sealed penetrations, and a cover inspection before close-up. We coordinate the County DPW+P inspection.

Do I need a permit to repair drywall after a leak in our Lakeside ranch home?

Lakeside is unincorporated; County of San Diego DPW+P handles permits. For in-kind drywall replacement after a water event, a streamlined permit is usually available. For scope changes or wall reconfiguration, a standard building permit applies. We file with the County directly.

Our Lakeside property sits in a Very High Fire Hazard Severity Zone. Does that affect the drywall on our new addition?

On interior repair, no. On exterior wall assemblies, additions, and detached accessory structures, yes — the SD County 2026 Consolidated WUI Code drives sheathing, eave, and rated-wall choices. We follow the architect’s spec and document materials for inspection.

We are doing an owner-builder addition on our Lakeside property. When do we call you for the drywall?

Call us after framing inspection, after rough plumbing/electrical/HVAC sign-off, and before insulation. That gives us a clean inspector-verified wall cavity. CRC R109 requires the cover inspection before drywall closes the wall — we coordinate the County inspection.

Our Lakeside ranch home has spray-foam insulation. Does that change the drywall scope?

Yes. CRC R316.4 requires a 1/2" gypsum thermal barrier on the room side of exposed spray-foam (or an approved alternative). Standard 1/2" drywall typically meets this; we coordinate with the foam contractor on the inspection sequence.
