Drywall & fire-rated wall restoration in Downtown San Diego.

Fire-rated wall restoration, condo repair, and HOA-ready drywall work for Downtown San Diego high-rises and stacked-unit buildings.

Downtown condos run on rated wall assemblies. When a plumber or electrician cuts through the wall between your unit and the neighbor's, that wall needs to come back to its original fire rating — not just patched with whatever board is nearest. We assess, document, and restore to spec. HOAs see the paperwork; inspectors see the assembly.

FROM DOWNTOWN HOMES

Built on reputation, not advertising.

Most of our work comes from repeat clients and referrals. Here's a small sample of what Downtown San Diego homeowners say after the dust settles.

What every job includes

Consistent work, regardless of job size.

A small patch in a Downtown San Diego guest bathroom and a full-home Downtown San Diego remodel get the same five things — written scope, clean site, matched texture, residential focus, paperwork that adds up. That part doesn't change with the size of the ticket.

01

Clean work area

Plastic-sheeted transitions, foot traffic minimized, vacuum on-site. Drywall dust stays in the room being worked.

02

Scope before work starts

Walk the job, agree on what's in and what's out, in writing. Surprises are the contractor's problem to solve, not yours to absorb.

03

Texture matching

We match what's already on your wall — orange peel, knockdown, splatter, smooth. Hand-troweled where the wall demands it.

04

Residential focus

Single-family homes, condos, ADUs. We don't bid commercial tenant improvement work, so your project gets full attention.

05

Owner-builder & landlord

Comfortable working with owner-builders, property managers, and landlords. We invoice clean and document the work.

CONDO & HOA WORK

Fire-Rated Wall & Condo Repair

Downtown condos require fire-rated drywall assemblies between units. When a plumber or electrician cuts through a rated wall, it must be restored to its original rating — not just patched. We restore correctly and document for HOA records.

Local context

Stacked units, shared plumbing, rated walls.

Downtown San Diego condos fall under City of San Diego jurisdiction — IB 203 and TB 12-1 apply. Multi-unit residential buildings require fire-rated wall assemblies between dwelling units (CRC R302.3). When a trade cuts through a rated wall, the penetration must be restored to its original rating — not just covered with drywall and texture. We carry the rated board, the rated compound, and the documentation for HOA records.

Water damage from shared plumbing is the other dominant work category here. A burst riser on the 12th floor affects six stacks of units; we coordinate across multiple owners and HOA boards on those jobs.

If you're researching coastal-condo or older-home drywall outside the urban core, we also work in nearby La Jolla — and nearby Point Loma, North Park, and Mission Valley.

How it works

A clear process from first contact to finished wall.

Four steps. No timing promises we can't keep, no surprise line items, no salesy language. The work that needs to happen, in the order it happens.

01

Text or call with the basics

A photo, a sentence about what happened, the room it's in. That's enough to scope most jobs and quote the next step.

02

We review the scope

We walk the job in person for anything beyond a small patch. Free, no obligation, and we explain what we see.

03

You get a clear price

Written estimate covering labor, materials, and scope. No padded line items, no language designed to confuse.

04

We complete the work and clean up

Crew arrives on schedule, completes the work to the scope agreed, vacuums the site, and walks you through the finished room.

Why we know this market

The drywall standards that apply to Downtown San Diego homes.

Code references and local regulatory context that affect the scope of Downtown San Diego drywall work. Not legal advice — but it shapes how we quote.

CRC SECTION R302.3

Two-Family Dwellings — Wall Separation

Governs rated-wall assemblies between attached units. Penetrations require restoration to the original rating.

CRC SECTION R302.4

Fire-Resistance of Walls

Governs the fire-rating standard itself. Common condo walls are typically 1-hour rated; we carry the materials for restoration.

CITY OF SAN DIEGO

IB 203 — No-Plan Permit for In-Kind Drywall

Applies in Downtown SD condo work where the scope is in-kind replacement.

CRC SECTION R302.11

Fireblocking Requirements

Required at penetrations through rated assemblies. Critical detail on every condo restoration job.

Common questions

Answers for Downtown San Diego homeowners.

Who is responsible for drywall repair in my Downtown San Diego condo — me, the HOA, or my neighbor whose pipe leaked?

California Civil Code §4775 says the HOA maintains common-area drywall and the unit owner maintains drywall inside the unit, but the line depends on your CC&Rs. We've worked enough Downtown buildings to read the covenants quickly and identify who owns the scope before work starts.

After my plumber cut through the wall between my unit and the neighbor's, was the fire rating really restored by a cosmetic patch?

No. A cosmetic patch is not the same as restoring a listed CRC R302.3 dwelling-unit separation assembly. The penetration must be sealed with the listed firestop materials and the rated board put back to the original assembly thickness — typically 5/8" Type X per Gypsum Association GA-600. We document materials and provide the paperwork your HOA records need.

Why are the new walls in my Downtown condo catching every shadow in the morning light from the view windows?

Critical-lighting rooms — big windows, ocean light, west-facing — call for a Level 5 finish per Gypsum Association GA-214 (a skim coat over the entire surface), not the Level 4 builders default to. Level 5 is what we quote for view-side living and dining rooms in high-rises.

What sound rating does my Downtown San Diego condo wall actually need to meet between units?

California Building Code §1206 sets STC 50 minimum for airborne sound between dwelling units, and the City of San Diego's R341 amendment confirms it. Hitting STC 50 takes the full assembly — insulation, resilient channel, two layers of 5/8" gypsum — not just a thicker board.

Can my contractor use hat channel in place of resilient channel in my Downtown condo's sound wall?

No. Per Gypsum Association GA-600, hat channel is rigid and bridges sound straight through to the studs; resilient channel decouples the drywall. They are not interchangeable, and a single long screw can short the resilient channel and destroy the rated assembly's STC performance.

Do I need a permit to replace drywall in my Downtown San Diego condo?

Yes — in-kind drywall replacement in the City of San Diego falls under Information Bulletin 203 (No-Plan Building Permit). The inspector verifies the fire-resistive type and attachment before any walls are closed up. We pull the permit and coordinate the cover inspection on your behalf.
