Critical-lighting rooms — big windows, ocean light, west-facing — call for a Level 5 finish per Gypsum Association GA-214 (a skim coat over the entire surface), not the Level 4 builders default to. Level 5 is what we quote for view-side living and dining rooms in high-rises.

California Building Code §1206 sets STC 50 minimum for airborne sound between dwelling units, and the City of San Diego's R341 amendment confirms it. Hitting STC 50 takes the full assembly — insulation, resilient channel, two layers of 5/8" gypsum — not just a thicker board.
Can my contractor use hat channel in place of resilient channel in my Downtown condo's sound wall?+
No. Per Gypsum Association GA-600, hat channel is rigid and bridges sound straight through to the studs; resilient channel decouples the drywall. They are not interchangeable, and a single long screw can short the resilient channel and destroy the rated assembly's STC performance.
Do I need a permit to replace drywall in my Downtown San Diego condo?+
