Can you repair plaster walls in our 1965 Leucadia beach cottage without replacing them entirely?+
Yes. Original Leucadia plaster runs 3/4" to 1" thick over wood or rock lath. We patch with rock lath + base coat + skim coat (ASTM C843/C587 covers the standard for gypsum veneer plaster repair) and hand-texture to match the original surface. Replacement is a last resort, not a first option.
Our Encinitas roof leaked into the bedroom ceiling. Can you match the original orange peel after the patch?+
Yes — but the substrate has to dry first. Per IICRC S500, the cavity needs to reach 16% moisture content before new board goes up. Once dry, per GA-216, we test-spray a patch panel until the orange peel rhythm matches your existing ceiling, then apply.
We are doing an ADU in our Encinitas backyard. Does the CDPNF program affect the drywall scope?+
CDPNF (Coastal Development Permit, No Fee) is a permitting pathway; it does not change the drywall code requirements. Your ADU separation wall under CRC R302.3 (2025) still has to be a listed 1-hour rated assembly (typically 5/8" Type X). We follow the architect’s spec and coordinate the cover inspection.
Can you patch drywall while we are still living in our Encinitas home?+

Yes. Per CRC R702.3.5 and ASTM C1396, ceilings spanning more than 16" on-center with a textured finish require 5/8" sag-resistant board and tighter fastener spacing. We follow GA-216 on tall installs — longer screws, butt joints back-blocked, and Level-5 finish where the architect specifies.
